Floor Refinishing

Refinishing is one of the best-value projects in a house: worn, scratched, greyed hardwood sanded back to bare wood and re-coated comes out looking new for far less than tearing it out and replacing it. West Michigan's pre-war and mid-century homes are full of solid oak and maple hiding under decades of wear, carpet, or dull old finish — and most of it can be recovered.

Whether it can be refinished comes down to thickness. Solid hardwood can usually be sanded several times over its life; the question is how many sandings yours has left, which depends on the board thickness and past work. Deep water damage or boards sanded to the tongue are the exceptions — and an honest evaluation tells you which side of the line your floor is on before any commitment.

Describe the floors: the rooms, the wood if you know it, and the current condition — scratched, greyed, water-marked, or just dull. A stain-color change is decided now, since it happens after sanding and before the finish coats. Note whether you'll be living in the home during the work; refinishing is dusty and needs cure time, so phasing by area keeps it livable.

Refinishing is disruptive by nature — sanding dust, finish fumes, and cure time that keeps rooms out of use for a few days. That's the real cost, more than the price. Phasing the work by area, and being realistic about drying time, is how a refinish gets done without turning the whole house upside down at once.

Can my floors be refinished or do they need replacing?

Can I change the stain color?

Yes — the color is chosen after sanding and before the finish coats. Say what you're after and it's set in the plan.

How long are the floors out of use?
